Real Estate InvestingHave you ever heard the old saying, "Buy low, sell high?" News stories about the softening real estate market might scare away some novice investors. Experienced investors, however, recognize weak markets as opportunities to pick up bargains. When there are more sellers than buyers, your chances of getting a good deal go way up. In fact, many investors make more money in a down market than in a strong one. In many areas, now is the time to buy before prices start climbing again. In this course, you'll learn how to make money in any area, in good times and bad, even if you have little money to start with.

Real Estate Investing includes specially designed worksheets and hands-on activities to take the guesswork out of your investing efforts. By emphasizing systems and service, this course will help you do more with less effort while serving the needs of your buyers and sellers.

We’ll start by developing a plan for your own investing efforts based on your personality and investing objectives. We’ll cover the proven methods used every day by full-time, professional real estate investors. You’ll learn how to invest in foreclosures, manage a rehab project, and build your team of real estate professionals (title officers, lawyers, accountants, mortgage brokers, appraisers, and more). We’ll also explore the effects of higher interest rates and cover alternative strategies for a changing market. By the end of the course, you’ll be working toward your first (or next) deal.

This course provides straight talk about real estate that will help you profit from the tremendous opportunities available to investors right now.

Syllabus:

All courses run for six weeks, with a two-week grace period at the end. Two lessons are released each week for the six-week duration of the course. You do not have to be present when the lesson is released, but you must complete each lesson within two weeks of its release.

A new section of each course starts on the second or third Wednesday of each month. If enrolling in a series of two or more courses, please be sure to space the start date for each course at least two months apart.

Week One
Wednesday - Lesson 01
Real estate investors build wealth by providing a tremendous service to their community. In our first lesson, we'll explore the advantages of real estate and discuss why it's such a powerful investment vehicle. You'll learn investor secrets I wish I'd known when I began investing. You'll evaluate your current financial position and define your investing goals. Then you'll begin setting up shop as a real estate investor.

Friday - Lesson 02
Do you know a good deal when you find one? How do you find good deals? In Lesson 2, you'll learn about the two main categories of investments and how they relate to your investing goals. We'll cover how to find a steady stream of potential deals and how to structure your transactions to meet your goals and the needs of buyers and sellers. You'll learn to read the story in the numbers and find the profit in a deal. We'll explore how to prescreen sellers over the phone to save time, and how to do most of your due diligence from home before even looking at the property. You'll also discover the single most important trait to look for in everyone you do business with, and why it's the key to maximizing your investing efforts.

Week Two
Wednesday - Lesson 03
Has anyone ever told you "It takes money to make money?" Well, it's not always true. In this lesson, we'll debunk that old myth once and for all by exploring how to profit from selling or flipping a purchase option on a property. Often referred to as "bird dogging," finding a good deal to sell to another investor is a great way to hone your skills and create working capital. You'll learn a system for getting a property under contract, and get the forms and worksheets you'll need to get your first deal done. And you won't need any money to do it!

Friday - Lesson 04
In this lesson, we'll delve into the foreclosure process; its mechanics, consequences, and opportunities. You'll see how hard the process can be for homeowners going through it, and you'll learn how you can help families avoid this black mark on their credit history by using your problem-solving skills. This lesson is a favorite, as it's chock-full of helpful tips on what to do (and not do) when negotiating with sellers in foreclosure. It also includes foreclosure-specific worksheets created just for this course, and a series of sample letters for contacting homeowners facing foreclosure. Be sure to check out the bonus section on creating equity out of thin air with short sales!

Week Three
Wednesday - Lesson 05
Looking for monthly cash flow without the hassles of being a landlord? Well, look no further! In this lesson, you'll learn how to create passive income with lease options while your tenants take over the responsibility of maintenance and upkeep of your properties! You'll learn how to find properties for sale that aren't even on the market, and how to use the "rent-to-own" concept to help people buy a house affordably while still making a nice profit for yourself.

Friday - Lesson 06
This lesson will show you how to effectively manage your rehab projects to create maximum value and profit. You'll learn the characteristics of the perfect house for rehabbing, as well as how best to get the work done without doing it all yourself. You'll become an expert at working with contractors, estimating repairs, and crafting a plan for your rehab projects.

Week Four
Wednesday - Lesson 07
Looking for a great starter investment, a potential money-maker in both rising and falling markets, and a perfect rehab project? Think condos! In this lesson, you’ll find out why condos are one of the easiest and most profitable investments you can make. In addition, you’ll learn to avoid the mistakes that often trip up inexperienced condo investors.

Friday - Lesson 08
Negotiation is a game you can win, if you know the rules and use the right strategies. In this lesson, we'll explore the psychology of bartering, how to present yourself in a negotiation, and how to cultivate the right mindset to make every deal a win-win. We'll discuss the two most powerful questions to use in any negotiation, and learn negotiating skills you can use in all areas of life, not just real estate. This lesson includes a fun, interactive role-playing game where you get to test your skills by negotiating your way through a scenario with a live opponent!

Week Five
Wednesday - Lesson 09
Believe it or not, finding the money to do a deal is the easy part; it's finding the deal that takes work. Not all deals require large sums of money, but most people let lack of funds hold them back from getting started investing in real estate. In this lesson, you'll discover that there's a vast ocean of money just waiting to be put into profitable deals. We'll cover the various types of loans and lenders, and discuss who to go to for the loan you need. You'll learn to evaluate your credit and the credit of those who buy from you, so you always know what types of lenders to approach for every deal.

Friday - Lesson 10
In this lesson, we'll explore how to quickly sell your properties for top dollar. We'll cover what it means to "think like a buyer" as we discuss what drives a buyer's decision-making process. You'll learn the seven essential items that every effective classified ad must have, as well as how to present yourself and your property at an open house. You'll see how to make your house stand out from others that are for sale in the neighborhood, and how to build a buyers list for your next deal.

Week Six
Wednesday - Lesson 11
Markets go up, and markets go down, but housing always seems to go up. But does it really? What if it dropped? Would you be prepared? In this lesson, you'll learn how to make money in any market condition so you'll have nothing to fear if the market shifts. We'll look at factors that could cause the housing market to go soft in the next few years, and we'll discuss strategies for protecting and growing your investments if the winds of change begin to blow.

Friday - Lesson 12
In our last lesson, we'll put all the pieces together. We'll cover the power of using systems to give efficiency and velocity to your investing efforts. You'll learn the importance of asset protection, building a team of professional advisors you can depend on, and how to reduce your tax burden and increase your profit margins. We'll explore such powerful tools as 1031 exchanges, Nevada corporations and LLCs, and Self-Directed Roth IRAs. Then we'll end with some final thoughts to help you begin your investing journey.

Student Reviews:

  • "Absolutely the best course for learning the basics of real estate investing! There is a lot more to this business than just buying and selling houses. Josh Fuhrer knows his stuff and delivers the information in a concise style. He gets to the point, covers all the important details, and doesn't spoon-feed the information. I feel that I have the knowlege it takes to get started and can formulate a plan for investing in real estate that will actually work. Now all I need is the courage to do it!"
  • "I am very proud to say that I am now the proud owner of a full duplex that will be used as a rental property with unbelievable cash flow. Had I not started your course I believe that I would not have invested in this purchase and let this unbelievable opportunity slip through my hands. I look forward to continuing my investing career- thank you."
  • "I found a park that had 5 mobile homes for sale, all owned by the park. I went and did inspection of all five yesterday and offered them the deal just as [the instructor] explained...I made after expenses $5000 this morning just for taking this class."
  • "I found Josh a wonderful teacher. He was extremely proficient in explaining the subject matter and went into great detail with questions that were submitted to him. I give Josh and this course a triple A rating."
  • "I have read and studied real estate investing from books and other courses, and this course I found to be a fun and interactive learning experience. The instructor was very helpful and prompt in the discussion forums, and was not hesitant in sharing his knowledge with the class, kudos to Josh, he is an excellent teacher! I would recommend this class to anyone who is interested in real estate investing."
  • "I have taken 3 online courses. Even though I have enjoyed all of them, this was by far the best. The instructor balanced personal examples with theory, while at the same time he maintained a great sense of humor. I would take this class again. I would most definitely take a class from this instructor."
  • "In an attempt to secure my own financial future, I have read several books on wealth building, including the Robert Kiyosaki "Rich Dad, Poor Dad" series, Loral Langemeier "The Millionaire Maker" and Roger Fritz "Nobody Gets Rich Working for Somebody Else". In all cases, real estate investing is listed as one of, if not "the top" method of building wealth and producing passive income. Finally, after learning "what" a person can do to achieve financial freedom and break out of the rat race, here comes Josh's course that explains step by step exactly "how" to do it in an easy to understand course. I am very excited about what I have learned. I now have the knowledge to step out confidently in a new direction. Thank you, Josh, for shining the light down at least one pathway to financial freedom."
  • "I took this course while being deployed to Iraq. My hours aren't flexible at all, but I still managed to complete all the coursework. I would recommend this course to anyone interested in real estate investing. With the information received from this course, the cost of it is a steal! I would expect to pay much more for the information I received."
  • "Josh did a wonderful job. I really can't imagine anyone doing better... and that's coming from a very hard person to please! Perhaps you will understand how much I enjoyed this class when I PLEAD w/ you to have him do a follow-up class. I'd gladly pay two-three times what I did for this one. In fact, I'm sure you could easily do another two levels. PLEASE!"
  • "Josh, I have read and studied this course with great interest. I have tried to complete the lesson assignments as we went along. I did declare that my objective is passive income. While researching the local market, I found a three unit apartment, with two units leased, for sale by a motivated seller. I followed your 'Before you buy flowchart'. I used your pre screening and negotiating techniques and got a price less than the seller owes on his mortgage. Not exactly a short sale, but a similar result. Instant equity and it has positive passive cash flow with just the two leased units. Leasing the third unit will make this a great deal. I have the financing arranged and the closing is set. And I am in the early stages of another deal on a duplex with both units leased. Thanks for opening up a whole new area of opportunity for me with this very practical course."
  • "Just fantastic. Would love another class by this instructor! Would absolutely recommend to others and just can't say enough positive things about this course and this teacher. What an amazin, life changing, and exciting course! Thank you, Josh. I'll be watching for anything else you teach."
  • "This class is excellent. I'm so glad I took it. Josh presents his information in entertaining and organized steps that even a newbie such as myself found interesting and understandable. His training include hands-on exercises that help build a solid foundation for real estate investing. I am recommending it to friends and members of my family. I will take any other class from Josh."
  • "This course has basically taught me a new career. I was about to accept a full time position in marketing. But now, instead of making money for someone else and having to deal with juggling a career and children, I can use this course to build my own wealth and real estate business. Josh Fuhrer covers everything you need to begin. If you have ever, or would ever invest in real estate this course is a must!"
  • "This is the second real estate investors course that I have taken. This course beat the other course [from another provider] hands down! I learned so much more and actually was able to start making deals while taking the course."
  • "This was by far the best online class I've taken. I work in the real estate industry and I must say that this class taught me a lot about real estate that I didn't know and will be very helpful as I pursue becoming an investor. Two thumbs up Josh!!! You were the best!!"
  • "Where was this course when I started real estate investing in 2004? It is a godsend! The course was structured and systematic. I loved it. The experience, passion and knowledge of the instructor leaped through the pages lesson by lesson, chapter by chapter. The course is such a vast wealth of information.
